Located at the heart of this tranquil and popular Polden village, this stone cottage opposite Chilton Polden’s church offers copious amounts of character alongside spacious rooms, good décor throughout as well as practicality, a large rear garden and large garage and workshop. Accommodation briefly comprises of an entrance porch, hallway, living/dining room, kitchen/breakfast room, utility room on the ground floor. On the first floor is a landing, bathroom and three double bedrooms.
To the front of the property lies a relatively large front garden, largely laid to flower bed, consisting of a range of mature bushes and plants. An iron gate intercepts a stone wall wrapping the garden with a path leading to the property. Abutting the front of the house is a covered well, an early sign of the character to come. A stable door leads to the porch, in turn providing access to the main entrance hall from which all rooms lead. The hallway benefits from an exposed stone wall, a large under-stiars cupboard, currently operated as an office space, as well as a further large storage cupboard. To the front of the property is an excellent kitchen/breakfast room. Three windows let light into an excellent space, with the kitchen comprising white base and wall units with worktops with integrated high level electric oven and inset electric hob as well as inset sink and draining board. LED lights are inset to ceiling to add to the nice finish to this room. To the rear of the property lies a twenty-eight foot living/dining room, with ornamental fireplaces at either end, with separate window and French doors leading to the rear garden. Finally, a large utility room provides important extra practicality to the property.
On the first floor a spacious landing provides access to all rooms. Three double bedrooms, two of which are particularly spacious provide the sleeping accommodation to the property. They are served by a large family bathroom, consisting of a low level w/c, basin and walk in shower cubicle as well as long integrated vanity unit providing storage.
Outside, a driveway and large garage provide parking, with an adjoining door to a large workshop, with side access to the garden. This is a real addition to the property, useful as storage but also offering potential as a hobbies room or similar. Both this room and the garage could easily be modified to incorporate loft storage.
The rear garden comprises of a concrete path running adjacent to the rear of the property, with a small retaining wall, beyond which lies a garden largely laid to well-kept lawn, bordered by mature shrubs and plants. This garden offers space and quiet, finishing what is truly an excellent character cottage, without many of the common compromises that come with a property of this age.
The property is well decorated throughout in largely neutral fashion, with modern double glazing as well as oil central heating.
To reach the property from Bridgwater, proceed from Bridgwater in an Easterly direction on the A39 towards Glastonbury. After proceeding past the garage at Bawdrip, turn left toward Cossington. Follow the road round a left hand bend in Cossington and out of the village. Upon reaching Chilton Polden the property will be found on the right hand side on the corner of Church Lane, opposite the church.
