Planning Conditions
Approval of the details of the access, appearance, landscaping, layout and scale (hereinafter called "the reserved matters") shall be obtained from the local planning authority in writing before any development is commenced.

Plans and particulars of the reserved matters referred to above, relating to the access, appearance, landscaping, layout and scale, shall be submitted in writing to the local planning authority and shall be carried out as approved.

Application for approval of the reserved matters shall be made to the local planning authority before the expiration of three years from the date of this permission.

The development hereby permitted shall be begun either before the expiration of [five] years from the date of this permission, or before the expiration of [two] years from the date of approval of the last of the reserved matters to be approved, whichever is the later. Reasons: The application was submitted as an outline application in accordance with the provisions of Article 5(1) of the Town and Country Planning (Development Management Procedure) Order 2015. In accordance with the provisions of Section 92 of the Town and Country Planning Act, 1990 (As amended by Section 51 of the Planning and Compulsory Purchase Act 2004).

2 The development hereby permitted shall be carried out in accordance with the approved plans listed in schedule A. Reason: For the avoidance of doubt and in the interests of proper planning.

3 The dwelling hereby permitted shall not be occupied until 3 parking spaces for the existing dwelling currently known as 1 Alfoxton Road have been provided in a position approved in writing by the Local Planning Authority. The said spaces and access thereto shall thereafter be kept clear of obstruction at all times and not used other than for the parking of vehicles or for the purpose of access. Reason: To ensure the existing property is provided with adequate parking provision following the removal of the existing garages/driveways in accordance with Policy D14 of the Sedgemoor Local Plan.

4 The dwelling hereby permitted shall incorporate the following into its design: Any new fencing shall have accessible hedgehog holes, measuring 13cm x 13cm to allow the movement of hedgehogs into and out of the site

2 x integrated bee bricks built into the external wall space of the new building. The bricks will be placed one meter above ground level on a south facing aspect, vegetation must not block the entrance holes.

Installation of 1x standard bird boxes purchased or built, appropriately positioned on the proposed dwelling at a height above 3m on the north elevation (followed by north-east, and then east if no other aspects are possible).

Photographs of the installed features will be submitted to and agreed in writing by the Local Planning Authority prior to first use of the dwelling.

Reason: In accordance with Government policy for the enhancement of biodiversity within development as set out in paragraph 174(d) of the National Planning Policy Framework.

There is a Title Condition affecting the garages. Full details will be made available within the Legal Pack.

We understand that an application has been made for the removal of condition 3, due to the creation of the driveway for the associated property.
